Protective covenants have been established to preserve the appearance of the park and to help maintain the value of your corporate investment for years to come. Screened loading areas, building setbacks and landscaping are but a few of the requirements you and your employees will come to appreciate. Upscale building materials, parking lot design and other covenant requirements will ensure an inviting environment, conducive to the prosperity of your business neighbors and you.
Streets & Highways
Streets within the park are at least 41' wide and designed for industrial traffic. The Park is less than 5 minutes driving time from Highways 34 and 61, which are both four lane, divided highways. Additionally the Park has four entry points:
- From the east via an extension of Division Street
- From the south off West Avenue
- From the north off Agency Street via either West Burlington Avenue or Broadway Street.
Rail & Barge Access
The park has 19 and 36 acre sites available that come with the ability to connect with existing rail spurs. These spurs would be served by a short line operator with connection to Burlington Northern Santa Fe's main line. Additionally, barge-to-rail facilities are located in Burlington, giving your company access to multiple options for your supply chain.
Burlington and West Burlington provide water and sanitary sewer service to the park, which is served by 12-inch water and 8-inch sanitary sewer mains.
Alliant Energy provides 69kV, 3-phase electric service and a 6-inch high-pressure gas main to the Park. Individual service from those lines will be installed to meet buyers' needs.
Although more than half of the property in Flint Ridge Business Park has already been developed there are still about 125 acres ready for your business, including several large tracts with existing rail spurs. Get more information on the opportunities available by clicking below.
